This review will be a long one because I truly want people to know how much Josh will do for his clients. Of all the people we have met during the process of buying a home, Josh is easily the person we are most grateful for. I cannot say enough good things about him. My husband and I are first time homebuyers which means we had a million questions, a million and one concerns and worries, and so Josh got a million and one texts from us. He answered each one realistically with his insane amount of knowledge, kindly and most importantly patiently. Josh went above and beyond in every single process - sending us potential homes based on our wants/needs that were discussed with him in our introductory call, coordinating and attending last minute showings with us all over Orange County, advising us with offer negotiations and gave us tactics that got our offer accepted when we finally found a home we loved, guided us through the entire inspections process, handled our wants for credits/repairs and got us to closing. Josh's involvement in the every step of this process is never bare minimum. He didn't just come to the showings with us, he spends time pointing out things that we may not have known as first time buyers (potential resale issues, deferred maintenance that we'd have to absorb later on, what's important for safety vs cosmetic things that we can change ourselves). He even recommended his preferred lender to us who helped us close in 21 days (formally, but our paperwork and everything was done in 18 days!!). He also arranged and recommended most of our inspectors (we did a total of 8 inspections between general and specialty) who did an amazing job on giving us an idea of what we were walking into. He's there with us the whole time, giving us second opinions on what to actually be worried about vs what is a bit doom and gloom. You can tell he really cares about his work and his clients. My husband & I actually found Josh from his podcast where he posted a extremely detailed step-by-step guide on how to buy a home in California. It was so educational, detailed and easy to understand which is exactly what it's like working with Josh. If you are a first time home buyer (or really any buyer/seller) who wants to work with someone who understands real estate and the market, will have your back, advocate for your wants, has a wonderful network, and is honest and kind and phenomenal at what he does, Josh is your agent.

When choosing a real estate agent to sell my manufactured home in Yorba Linda, we looked for a real estate agent who had been active in the local area and Josh had just recently sold one of our homes. We knew the manufactured homes were challenging to sell and with interest rates rising we wanted an agent who had experience. We live out of state and the home was a rental so we met him in person and I knew immediately he was the right person for the job. He was positive and told me what his marketing plan would be to get the house sold quickly and at the best price. It took a few months to get the house fixed up to sell and living out of state was challenging but Josh was so helpful. He recommended multiple contractors and they were all terrific and fair priced. From bathroom remodeler, electrician to junk hauler. When the house was listed he had an open house and we had several offers right away. Unfortunately the first two offers did not work out because of loan issues. Josh explained this was common with manufactured homes and to be patient. Josh finally matched us with a fully qualified buyer who used his preferred lender and we just closed with the price we were hoping for. This is our 5th real estate transaction we have had through the years and Josh is by far the best we ever delt with. He is service first and truly cares about his clients. When I was stressed out he reassured me everything would be fine and he was right. Josh deserves 10 stars and a 10 out of 10. Thanks again Josh for everything you did for us!!!!

Josh Alexander, was referred to us from my sister in law. We were looking for a home in Orange County and we were informed that Josh is very familiar with the OC area. Josh really dug deep into the homes that we were interested in. Several homes that we liked he took the time to gather information to see if the house was really worth what the sellers were asking for. A few concerns I had about buying and selling a home; will there be a house on the market that we really want. Will we be able to find a home within our price range? Will our house sell for more than what we are asking for? Josh provided us a daily list of houses that were either on or soon to be coming on the market. And the listing of homes were based off what we can afford. Josh was able to get our house to sell at more than what we were asking for. Working with Josh was very easy. He communicated very well and would inform us what to expect next. We will definitely use Josh again and if any of my family or friends plan on looking for a home in the OC area I'm going to definitely refer them to him. Thank you, Josh.
