I’ve contacted 5+ properties listed by this property management company over the years, and the pattern is always the same: the properties are never actually available. They’re routinely advertised as though they’re available, only to find out that the actual availability is 5+ months out. At that point, the listings feel less like legitimate vacancies and more like a way to generate inquiries and collect prospective tenants’ information. If a property isn’t available for months, then say that upfront. Don’t advertise it as though someone can realistically rent it now. Steve, in particular, needs to stop posting listings that give renters the wrong impression about availability. A simple, accurate availability date would solve the problem. I don’t trust companies that aren’t forthcoming with BASIC information. Renting is already stressful and time-consuming; renters shouldn’t have to chase down listings only to discover that the advertised availability is misleading. Be transparent. If the property won’t actually be available for 5+ months, put the actual date in the listing. Misleading prospective tenants is not a good way to build trust or earn business.
